This impressive summer castle is situated directly on the coast in the bay of Lapad just 3 kilometres from the Old City of Dubrovnik. History
The history of the Kazbek Villa is rich and complex. It was constructed in 1573 by the Zamanje family, one of the Dubrovnik noble families as a summer residence. Although designed as place for peace and relaxation history had other plans and the villa passed through various violent ages. Firstly it was burned and plundered in 1806 by Russian-Montenegrin forces, which left only the bare shell of the building standing.
Then during the World War II the building was used by the aggressors as a detention centre for prisoners of war. After the war the castle was confiscated by the government of the time and used as a school and then as a storage unit.
Over these turbulent years the villa was significantly damaged and the valuable parts were either stripped or destroyed. When Croatia became an independent and democratic state the Kazbek property was denationalised and returned to its private owner. But after years of bad maintenance and neglect it was in a terrible condition.
Ownership then changed hands several times before it was finally acquired by Peranono in 2006. Some of the exterior had been partly refurbished however it was still an empty shell.
Renovation
The Peranovo Company then set about renovating the interior based on specifications made by the owners of the company Darko and Dagny Pervan. The renovations were performed in close cooperation with the Dubrovnik conservators and the Dubrovnik construction and building company Alfaplan.
Kazbek is now fully renovated to the highest standards and has regained its original beauty and function as a summer residence for guests with high demands in privacy and culture combined with modern facilities.
Kazbek as a hotel
Kazbek contains 26 beds in 12 double rooms and one suite. All of the rooms are of the highest standard and are fully air-conditioned, TV, mini bar, internet and handmade high quality furniture. Kazbek amenities include a pool, sauna, one indoor and two outdoor restaurants, two bars and a conference room for up to 30 people. There is also parking for up to 70 vehicles.
One sailing yacht (Hallberg Rassy, 53', 12 persons) and one speedboat (12 persons) owned by Pervanovo are located in the marina in front of Kazbek and are available for excursions to the islands.
Renting
Apart from renting individual rooms Kazbek also has the possibility to be rented as one single unit for conferences and private parties which would then offer a high degree of service and privacy. The whole Kazbek area is a completely smoke free zone and the objective is to serve primarily ecological food from local farms.
The menu consists mainly of domestic specialties and domestic wines. The Pervanovo staff arranges on request specific programs covering a wide range of activities in the Dubrovnik area.
Kazbek has access to the Pervanovo conference centre in Gruz, with a capacity of up to 100 persons. Communication equipment with the latest technology is also available. Kazbek could be combined with for example Pervanovo apartments in Lapad. The total room capacity is 50 bedrooms with 100 beds.
